Register & Bid

Step 4 Action Phase

Register & Bid on Auction Day

To legally participate in a Malaysian property auction, you must register with the auctioneer at least one hour before the session begins. You must submit your original NRIC, a signed copy of the Proclamation of Sale (POS), and the physical bank draft. Once registered, you will receive a numbered bidding paddle (for physical auctions) or an approved login token (for e-Lelong portals) to submit your bids.

During the auction, the auctioneer will announce the starting reserve price. Bidding proceeds in fixed increments (e.g., RM1,000, RM5,000, or RM10,000) depending on the property's value. The highest bidder at the fall of the hammer becomes the successful purchaser.

  • Physical/Hybrid Auctions: Arrive early at the designated hotel or auction hall. Submit your documents at the registration counter to receive your bidder card.
  • High Court e-Lelong: Log into the official High Court e-Lelong portal. Bids are submitted digitally on your screen during the allocated 1-hour bidding window.
  • Bidding Strategy: Set a strict maximum price ceiling before you bid. Do not let emotion dictate your paddle raises; stick to the calculated limit you established during due diligence.
  • Winning the Bid: If you are the highest bidder when the hammer falls, you must immediately step forward to sign the final Proclamation of Sale (POS) contracts and settle any deposit shortfall.
💡 Pro Tip: If you are unable to attend a physical auction on a weekday, you can legally appoint an agent or representative to bid on your behalf by filling out a formal Letter of Authority (Wakalah) and providing photocopies of both your IC and the proxy's IC.

Registration & Bidding FAQs

What exact documents do I need to bring on auction day?

For an individual buyer, you must bring your original NRIC, a photocopy of your NRIC, the original bank draft (5% or 10% of the reserve price), and a printed copy of the Proclamation of Sale (POS) and Conditions of Sale (COS). If bidding for a company, you also need the Form 24, Form 44, Form 49, M&A, and a Board of Directors Resolution.

Can I bid for a property jointly with my spouse or partner?

Yes, joint purchases are permitted. Both parties must be present to register with their respective original NRICs. If one party cannot attend, the absent party must provide a signed Letter of Authority allowing the present partner to bid and sign the Proclamation of Sale (POS) on their behalf.

How are the bidding increments determined?

The auctioneer announces the minimum bidding increments at the start of the session, which are usually based on the property's reserve price. For example, properties under RM100,000 may have RM1,000 increments, while properties over RM1,000,000 may see RM10,000 or RM20,000 increments.

What happens when I sign the Proclamation of Sale (POS)?

Signing the Proclamation of Sale (POS) and its attached contract immediately after the auctioneer's hammer falls makes it a legally binding agreement. It is signed by the successful bidder, the auctioneer, and a bank representative, officially confirming your purchase and locking in the settlement period.
